The unique characteristics of the Priest Lake area create a real estate market like no other in the nation. Approximately 65% of the waterfront property is owned and managed by a state or federal agency. The historic management policies of these agencies have played a major role in retaining the natural character of the shoreline as well as shaping the demographic composition of Priest Lake. Leaseholders on these government owned properties have the right to sell their structures on the property as well as the underlying lease itself. The decision to "purchase" leased property or buy deeded property is a matter of personal preference. Area real estate agencies will gladly discuss the economies of each option with potential buyers. Most of the land on the east side of the lake is owned by the State of Idaho and managed by the Idaho Department of Lands (IDL) while the west side is predominately federal land managed by the Priest Lake Ranger District. There are approximately 350 state leases and 127 federal leases in the Priest Lake area, the majority of which are lakefront properties.

A limited number of secondary deeded properties and even fewer deeded lakefront properties are normally available for purchase. Since there is a very limited amount of privately owned deeded land, many parcels are bordered on at least one side by federal or state land. This effectively limits development in the area.
